Bathroom renovation
in Amsterdam.
Novas renovates bathrooms in Amsterdam: from stripping out the old room to handing over the finished one. In the city that almost always means working inside an apartment β with the agreements, the access restrictions and the structural realities that come with it.
Building in the city
Amsterdam bathrooms are rarely standard.
Many Amsterdam homes date from before the war. In those buildings we regularly find timber floors, masonry walls, pipe shafts installed decades ago, and bathrooms fitted into whatever corner of the floor plan was left over. What sits behind the tiles there often differs from what the drawings suggest.
So we survey the room technically first, and inspect it again the moment the old bathroom is out. Moisture, the condition of the structure, the existing pipework and the position of the drain determine what is possible β whether the toilet can be moved, for instance, or whether a level-access walk-in shower can be given enough fall.
VvE and permission
What your VvE may ask for.
If you live in an apartment, the building's owners association (VvE) is likely to be involved. What applies differs per building and is set out in its deed of division and house rules. Depending on the building and those rules, a renovation may need prior approval, or information about points such as the ones below. We go through them with you before work starts and align the schedule accordingly.
- 01Work on shared pipework or standpipes
- 02Interventions in floors, walls or structure
- 03Working hours and noise for the neighbours
- 04Access to the building, the stairwell and the lift
- 05Removal and storage of construction waste
- 06Requirements for sound and water insulation in the floor build-up
Practical matters in the city
Access, transport and waste removal.
A bathroom in an Amsterdam apartment is rarely reached with a van parked at the door. Narrow stairwells, tight lifts, permit parking and sometimes loading and unloading only within set hours: that determines how materials get in and how rubble goes out.
We map this out during the survey and account for it in the schedule, so that walkways stay protected, the neighbours know what to expect, and no days are lost to logistics.
